All inspections include the collection of two samples. In most cases, air samples are recommended and collected by the inspector. Of the two air samples, one of them must be an outdoor control sample. The outdoor control sample is an air sample that is collected outside in the vicinity of the property. This sample provides a layer of protection against false elevated conclusions, since outdoor conditions can affect indoor readings to a degree.
The inspector may recommend additional samples above the two that are included in the base fee. It is at your sole discretion to go ahead with additional samples, or to just stick with the two that are included. You can also ask for peace of mind samples, meaning additional samples that may not have been suggested by the inspector. Additional samples are priced at a flat rate which includes the sample and the laboratory fee. No surprise charges.

Residential Pricing: 
Residential refers to single family detached homes, condominium units and apartment units. The inspection of multiple units of an apartment building are considered commercial. Please see the “Commercial Pricing” section below.
- Base Fee: As low as $450.00 depending on the property location. Includes two samples.
- Additional Samples: $75.00 each.
Commercial Pricing: 
Commercial refers to any non residential property. This includes offices, retail stores, strip malls, warehouses, multiple units of an apartment building and other similar properties.
- Base Fee: As low as $650.00 depending on the property location. Includes two samples.
- Additional Samples: $75.00 each.
Other Jobs and Special Projects: 
Other jobs and special projects refers to the inspection and testing of unusual items and spaces. This includes vehicles, antiques, food preparation equipment and more.

All mold inspections include the following:
- A visit: By a certified mold inspector from Mold Spotters to your property.
- Collection of a back story: The inspector will speak with people that are familiar with the property’s history and collect information relevant to the inspection.
- Visual inspection: The inspector will visually inspect readily accessible areas of your choice and look for conditions conducive to mold growth, such as evidence of water related issues, excess humidity, unusual odors and more. Equipment such as moisture meters and infrared imaging cameras may be used to help detect possible issues.
- Collection of samples: The inspector will suggest the locations and types of sampling that are appropriate for the areas of concern. The sampling types that are generally collected are air samples and surface samples. Laboratory analysis of the samples is important to help determine the presence of mold and the extent of any possible infestation.
After laboratory analysis of the samples is complete, your inspector will email you the lab results, along with a separate, easy to understand report. The report will include inspection observations, helpful recommendations, and photos.
- If everything checks out okay, mold cleanup will not be necessary.
- If there is a minor, easy to address issue, we will recommend self-cleanup based on CDC and EPA guidelines. This cleanup can usually be performed easily by the customer or any handyman.
- If there is a larger issue or if recommended cleanup requires destruction of building materials, we will recommend further evaluation by a mold remediation contractor.

Important information about last minute cancellations and appointment no shows:
Mold Spotters inspectors operate under relatively tight schedules and schedules can be completely booked out days in advance. Travel to and from customer locations can be time consuming and tedious. Last minute cancellations and appointment no shows will be subject to a modest cancellation fee equal to ½ the quoted “Inspection Base Fee”. This includes but is not limited to same day cancellations, no shows to the inspection by the client or the client’s representatives, forgot to cancel upon inspector arrival, denial of access by a tenant, and other occurrences of this nature.
We are always flexible with extenuating circumstances. If you need to cancel or postpone your appointment for any reason, please contact our office right away by phone, text message if applicable, or reply back to any email you received from us.
